Signs you need a power flush

Sludge builds up as iron oxide inside radiators and pipework. These are the symptoms it produces:

Cold at the bottom, hot at the topThe classic sign. Sludge settles in the base of the radiator and blocks the flow.
Radiators cold, pipes hotWater is reaching the radiator but cannot circulate through it.
Kettling, banging or rumblingDeposits in the heat exchanger make the boiler sound like a kettle coming to the boil.
Slow to warm upRestricted flow means the system takes far longer to reach temperature than it used to.
Black water when you bleedThat is magnetite, the iron oxide sludge that builds up in an unprotected system.
Repeat lockouts or a noisy pumpA pump working against a blocked system wears out, and the boiler shuts down to protect itself.

What a power flush involves

Six stages, from checking the system to protecting it afterwards.

  1. We check the system first

    Pressure, flow and return temperatures, and a radiator by radiator survey. Not every cold radiator needs a flush, and we will say so if it does not.

  2. The pump is connected

    A flushing pump goes on to the circuit, with a magnetic filter to capture what comes out.

  3. Cleaner is circulated

    A cleaning chemical is added and circulated to lift the deposits off the inside of the radiators and pipework.

  4. Each radiator is flushed in turn

    Radiators are worked on individually and the flow reversed, which shifts material that normal circulation leaves behind.

  5. The system is rinsed until it runs clear

    Rinsing continues until the water coming out is clean, not just less dirty.

  6. Inhibitor is added and the system rebalanced

    A corrosion inhibitor goes in to protect the clean system, then the pressure is set and the radiators balanced.

A filter fitted after a flush is what stops the problem coming back. We will explain what it does rather than simply adding it to the bill.

When a power flush is not the answer

It is worth saying plainly, because it is often sold when it will not help.

  • One cold radiator, rest fine. Usually a stuck thermostatic valve or trapped air. Far quicker and cheaper to fix.
  • The boiler itself has failed. Flushing a system will not bring back heat if the appliance is the problem.
  • Very old or corroded pipework. Clearing heavy deposits can expose a weak point the sludge was effectively plugging. We tell you before starting, not after.
  • The system is already clean. If the water runs clear, a flush achieves nothing and we will say so.

Power flush FAQs

How long does a power flush take?

Most domestic systems take the better part of a day. A small flat with a handful of radiators can be quicker; a larger house with many radiators, or a system in poor condition, can take longer. We will give you a realistic time when we have seen the system.

Will a power flush fix my cold radiators?

It will if the cause is sludge. If a single radiator is cold and the rest are fine, the cause is more often a stuck thermostatic valve or trapped air, and a flush would be the wrong answer. We diagnose first and tell you which it is.

How much does a power flush cost in London?

Can a power flush damage my system?

On a sound system, no. On very old steel radiators or corroded pipework, clearing heavy deposits can occasionally reveal a weak point that the sludge was effectively plugging. We check the condition of the system first and tell you if that is a risk before starting, rather than after.

Do I need a magnetic filter as well?

A magnetic filter catches the iron oxide that builds up after the flush, so the system stays clean for longer. It is not compulsory, and we will explain what it does rather than simply adding it to the bill.

How often should a system be flushed?

A well protected system with a working inhibitor and a filter may never need another one. Flushing is a repair for a specific problem, not routine maintenance, so we would rather fix the cause than put you on a cycle.
